Ümraniye metro: the M5, the M8 and the M12 to come

Nine M5 stops, the M8 from Dudullu and an M12 still under construction: what the Ümraniye metro offers today and how to weigh it when buying.

Few things change the value of a flat in Ümraniye as much as its distance to a station. The district now has two metro lines in service and a third being built, and each serves a different part of it. Here is how the Ümraniye metro works today, what is coming, and how we suggest you factor it into a purchase.

The M5: the backbone of the Ümraniye metro

The M5 runs from Üsküdar, on the Bosphorus, eastwards across the Anatolian side. Its first section, Üsküdar to Yamanevler, opened on 15 December 2017, and the line reached Çekmeköy on 21 October 2018. The trains are driverless.

Nine M5 stations lie inside Ümraniye, listed from west to east: Ümraniye, Çarşı, Yamanevler, Çakmak, Ihlamurkuyu, Altınşehir, İmam Hatip Lisesi, Dudullu and Necip Fazıl. Bulgurlu, the stop just before Ümraniye station, is already in Üsküdar.

Changing to Marmaray at Üsküdar

The real reach of the M5 comes from its western end. At Üsküdar you can change to Marmaray, which runs under the Bosphorus to the European side. For someone working across the water, a flat near an M5 stop therefore means a single change rather than a bus and a ferry.

The M8 from Dudullu

The M8 opened on 6 January 2023 between Bostancı and Parseller. Inside Ümraniye it calls at İMES, MODOKO-KEYAP, Dudullu, Huzur and Parseller. Dudullu is the interchange with the M5, which makes the flats around it unusually well connected: one line west towards Üsküdar, another south towards Bostancı.

The M12: Ümraniye metro under construction

The M12 will link Kâzım Karabekir with Göztepe via Ataşehir. Its Ümraniye stations are Kâzım Karabekir, SBÜ Hastanesi, Çarşı, Atakent, Site and Finans Merkezi, the stop for the Istanbul Finance Centre. Çarşı will become an interchange with the M5.

Work on the line started in 2017, stopped, and resumed. In September 2026 the municipality announced December 2026 as the planned opening. That is a target, not a fact, so we do not price flats as if the trains were already running. If a seller leans heavily on the M12, ask what the flat is worth on today’s transport.

One line we do not count on

You may also see the M14 mentioned. Its section into Ümraniye is only at the project stage, so we leave it out of any comparison.

Roads when the metro is not enough

Not every trip suits the Ümraniye metro. For drivers, the O-2 ring road is the main artery. It has junctions at Çamlık and Ümraniye, crosses the Bosphorus on the Fatih Sultan Mehmet Bridge and meets the O-4 at the Ataşehir–Ümraniye junction. The 15 July Martyrs Bridge is reached via the O-1 junctions at Altunizade and Çamlıca, just inside Üsküdar. The Northern Marmara Motorway has no exit in the district.

What the Ümraniye metro means for your flat

  • Ask which station a listing refers to, and walk the route yourself or check it on a map.
  • Treat an open M5 or M8 stop as a feature, and the M12 as a possible bonus until it opens.
  • Near Dudullu, two lines meet; near Çarşı, two lines will meet once the M12 runs.
  • If you will drive, check how close the building is to the O-2 junctions, and how much traffic passes the front door.

Every listing on our properties page names the nearest open station, and our area guide shows all three lines on one card.
