Ümraniye neighbourhoods: making sense of the 35 mahalle

Grouped by metro line and by what surrounds them, the 35 Ümraniye neighbourhoods become much easier to compare when you are choosing a flat.

Ask someone in Ümraniye where they live and you will rarely hear a street name. You will hear a mahalle, or more often a metro stop. With 35 official neighbourhoods spread over roughly 45 km², that shorthand is the quickest way to make sense of the district, and it is the way we suggest buyers approach it too.

How to read Ümraniye neighbourhoods

The 35 mahalle are the units that appear on every title deed: Adem Yavuz, Altınşehir, Armağanevler, Aşağıdudullu, Atakent, Atatürk, Cemil Meriç, Çakmak, Çamlık, Dumlupınar, Elmalıkent, Esenevler, Esenkent, Esenşehir, Fatih Sultan Mehmet, Finanskent, Hekimbaşı, Huzur, Ihlamurkuyu, İnkılap, İstiklal, Kâzım Karabekir, Madenler, Mehmet Akif, Namık Kemal, Necip Fazıl, Parseller, Site, Şerifali, Tantavi, Tatlısu, Tepeüstü, Topağacı, Yamanevler and Yukarıdudullu.

Memorising every one of the Ümraniye neighbourhoods is unnecessary. What helps is grouping them by the transport they sit on and by what surrounds them, because those two things shape daily life far more than the name on the deed. The district is bordered by Üsküdar to the west, Ataşehir to the south, Sancaktepe to the east, Çekmeköy to the north-east and Beykoz to the north-west, so the edges of Ümraniye blend into each of those.

Ümraniye neighbourhoods along the M5

The M5 metro crosses the district with nine stations: Ümraniye, Çarşı, Yamanevler, Çakmak, Ihlamurkuyu, Altınşehir, İmam Hatip Lisesi, Dudullu and Necip Fazıl. Several of them carry the names of Ümraniye mahalleler. Homes within walking distance of this line are the easiest to live in without a car, since the trains run west to Üsküdar, where Marmaray takes you under the Bosphorus.

When a listing in this band says “near the metro”, ask which station and time the walk on a map. Ten minutes on foot and a bus connection are very different propositions on a winter morning.

Dudullu, Huzur and Parseller

In the east, Aşağıdudullu and Yukarıdudullu form the Dudullu area. Dudullu station is where the M5 meets the M8, the line that opened in January 2023 and runs south to Bostancı. The M8 also stops at İMES, MODOKO-KEYAP, Huzur and Parseller. Yukarı Dudullu holds the Dudullu Organised Industrial Zone, and Doğuş University has its campus in Dudullu. Buyers here should look at what stands beside a building as well as inside it.

Ümraniye neighbourhoods by the finance centre

Finanskent, on the border with Ataşehir, is the mahalle that gives the Istanbul Finance Centre its address; the centre opened in April 2023. Site, Atakent and Kâzım Karabekir sit on the route of the M12, which is still under construction and which the municipality expects to open in December 2026. Until it does, judge flats in this part of the district by the stations that are already running.

Elmalıkent is where you will find the University of Health Sciences’ Ümraniye Training and Research Hospital, which will gain its own M12 stop.

Hekimbaşı, Tepeüstü and green space

Hekimbaşı is home to the Hekimbaşı Millet Bahçesi, a large park opened in 2021 with walking and cycling paths, playgrounds and picnic lawns. Tepeüstü is where the Buyaka complex opened in 2012, combining a shopping centre with office towers and a residential tower. Both show how much the district has changed since the 1950s, when it was a village of fewer than 900 people.

Choosing between them

Ümraniye neighbourhoods differ less in character than in connections, so start from the journey you will make most days. If it is to the European side, stay close to the M5. If your work is in Dudullu or towards Bostancı, the M8 corridor makes sense. If it is the finance centre, Finanskent and its neighbours are worth a look, with an eye on the M12 timetable. Then compare individual buildings: their age, whether a renewal process is under way, and what the monthly aidat covers.

Our Ümraniye area guide goes into the metro, roads and shopping in more detail, and the current listings show which mahalle each flat is in.
