Ümraniye apartments for sale: seven checks before you buy
Station, complex, building age, deed, room layout, neighbours and price: seven checks that separate one Ümraniye flat from another at the same price.
Ümraniye has a wide spread of homes: blocks from the decades of fast growth, buildings rebuilt through urban renewal, and gated complexes with pools and gardens. That variety is good news for buyers, but it means two Ümraniye apartments for sale at a similar price can be very different purchases. These seven checks help us separate them, and you can use them on any listing.
Seven checks for Ümraniye apartments for sale
1. Which station, and is it open?
Two metro lines run through the district today, the M5 and the M8, and the M12 is still being built, with an opening planned for December 2026. A listing that says “metro nearby” should name the station. Value the flat on the lines that operate now and treat the M12 as a future benefit.
2. Gated complex or street building?
Many Turkish searches for flats here include “site içi”, meaning inside a complex. A site can bring security, parking, a gym or a pool, and a higher monthly aidat to pay for them. Ask for the current aidat, what it covers and whether any large repair is planned.
3. How old is the building, and is renewal on the cards?
Urban renewal (kentsel dönüşüm) is common here. In April 2023 the mayor said 3,233 buildings in the district had been renewed, and that applications rose sharply after the February 2023 earthquakes. For an older block, find out the construction year, the earthquake code it was designed to, and whether any renewal decision or agreement between owners exists.

4. What does the deed say?
The title deed shows the owner, the mahalle and any annotations such as a mortgage. Check that the seller is the registered owner and that the building has its occupancy permit (iskan). The mahalle matters too: Ümraniye borders Üsküdar, Ataşehir, Sancaktepe, Çekmeköy and Beykoz, and an address near a boundary can belong to the neighbouring district.
5. Gross or net, 2+1 or 3+1?
Room counts are written as bedrooms plus living room, so a 3+1 has three bedrooms and a salon. Sizes are usually quoted gross, including a share of common areas. Ask for the net size and compare price per square metre on the same basis.

6. What stands next door?
Ümraniye mixes homes with the Dudullu Organised Industrial Zone, large shopping centres and the O-2 ring road. Being close to them is convenient, but visit at rush hour and check the view from each window, not just the main room.
7. Does the price add up, and what does it qualify for?
Compare the asking price with similar flats in the same mahalle and building age. If citizenship is part of your plan, remember the threshold: an official appraisal of at least $400,000 for the property you buy, and a deed annotation that you will hold it for three years. A flat below that value can support a residence permit application, which the migration authority decides, but it does not lead to citizenship on its own.
