Ümraniye Homes is an agency specialising in Ümraniye. Concentrating on one district lets us answer the questions that decide a purchase: how far the flat really is from the M5, what the aidat in a particular complex covers, and whether the asking price matches the street.

Depth in one district
Ümraniye is large: 35 mahalle, two metro lines in service and a third on the way, industrial estates, a finance centre and some of the city’s biggest shopping centres. A listing photo shows none of that. Knowing which street floods with traffic at rush hour, which complex has a real garden and which block is waiting for renewal is what makes an agent useful, so we keep our attention here.
It shows in the way we publish. Each listing carries its size, its price per square metre, the nearest open station and the deed status, and where something is not yet confirmed we write “ask us” rather than guess.
We do the viewings ourselves
In person or on a live call we show every room, the staircase, the shared areas and what each window looks at.
Paperwork before the offer
Ownership, annotations, the occupancy permit and any unpaid charges are checked first, so nothing surprises you at the Land Registry.
